There is a clear opportunity to deliver a high-quality residential scheme on the site, transforming long- term underused land into a well connected, attractive neighbourhood, delivering lasting benefits for the wider community.

The site is currently under-utilised, with around one-third covered by hard standing. This results in poor biodiversity and limited environmental, visual, and community value, representing an ineicient use of land within a highly constrained borough. Advantages to developing this site:

Key Opportunities include:

Sustainable Location next to Station - aligning with Government requirements to provide housing next to railway stations.

Grey Belt Site - the site meets the definition of grey belt land; it is better to develop this type of land as opposed to developing land that is fully within the green belt.

Delivering New Homes - New homes can address the need for local housing with Epsom and Ewell facing a significant housing shortfall, particularly for affordable and social homes, with high levels of unmet need and current delivery falling well below Government requirements.

Ewell East Station

Key opportunities offered by this site include:

• The delivery of up to 300 homes in a sustainable location.

• Improved access routes from existing residential areas and from the new development to the Station. The location of the site, close to Ewell East Station has the potential to increase use of existing transport links including the rail line - a sustainable way to travel.

• Station Square delivering new amenities, shops and community space for local people.

• Access for local people to new high quality public green spaces including play spaces for children.

• New natural spaces created as part of the public realm. This will attract wildlife increasing local biodiversity.
