Cheam Road Frontage

The development will have a key frontage onto Cheam Road. The leafy character will be maintained, with the new homes positioned back from the road, retaining and enhancing the existing ecologically rich landscape edge and planting.

The new frontage will respond to the existing houses with a contemporary architectural approach that reflects the established character. Frontage landscape will correspond to the generous front gardens maintaining the strong green character along Cheam Road.

Access for Vehicles

For journeys by car the site access will be positioned along Cheam Road, where a new junction will be formed.

Vehicular access is proposed via a new ‘T-junction’ on Cheam Road, with the following key features, (see diagram above):

01 - Widening of Cheam Road to accommodate a filter lane for traffic turning right into the development, allowing for safe and efficient traffic movements. The road widening will take place on the southern side of the road only.

02 - Pedestrian Island to align with access to site, enabling pedestrian journeys from the north and east into the site connecting to the new route to the station.

At present there will be no public vehicular access to or from Banstead Road.

We have worked with Surrey County Council, reviewed local traffic conditions, and considered feedback from ward councillors when considering the proposed access arrangements. This has ensured they are well informed, practical and safe. Detailed traffic surveys and junction capacity assessments confirm the development would not result in any significant impact on the local highway network. This technical evidence will be submitted with the planning application for assessment by Surrey County Council as the relevant Highway Authority.

Alternative access options have been assessed, including signalised junctions and a roundabout, and options with 2 accesses. These were discounted as they would increase delays on Cheam Road without providing additional benefits.

On-site parking provision will be fully compliant with Surrey County Council’s standards.
