Building Heights & Setting

The proposed homes will have a limited visual impact to views from the surrounding area, including Banstead Road, with the greatest height located at the lowest point of the site, to keep the overall density of the development appropriate.

The site slopes down from the Sutton & Epsom Rugby pitches towards the station with a total drop of 12.5m. Thick buffers of trees are present around the boundary to the site to the south, north, and east. These will limit views into the site, and the building heights are proposed so that they will sit below the tree canopy.

The majority of houses have a combination of 3 and 2 storey elements to provide articulation and interest to the streets.
