The Site and
Local Context

The site is located directly south of Ewell East Station. Cheam Road (A32) running along the northeast boundary. The Sutton & Epsom RugbyFootball Club is to the southeast, with Nescot Sports Ground to the southwest.

Ewell Village town centre is approximately 0.5 miles to the northwest and oers a wide range of shops, restaurants, and local amenities. Epsom is located around 1.5 miles to the southwest. The surrounding residential area is characterised by large two-storey homes with private driveways and long rear gardens. A network of footpaths and bridleways surrounds the site. The Priest Hill Nature Reserve is within walking distance.

The Proposed
Layout

Working with Epson & Ewell Council we have developed a potential Layout to deliver the vision for the site.

Station Square

A fresh arrival experience for Ewell East Station. The square welcomes residents returning home and introduces new amenities, with commercial units at ground floor level. These lead onto landscaped areas of planting and play space. We are keen to understand what local people would like to see within this public square.

Park & Playground

A new publicly accessible parkland area with community play facilities providing a green buffer between the development and the Sutton and Epsom RFC pitches.

Avenue Streets

Avenue streets will form the primary connections within the site, linking the Station Square to the park and playground to the south and establishing the main route into the development from Cheam Road. These avenues incorporate generous verges planted with trees, contributing to green and well-defined streets.

Cheam Road

An attractive frontage to Cheam Road will be created, set back from the carriageway by a landscaped area that retains existing trees and enhances the setting of the development.

Banstead Road access

The Banstead Road access point will not be used for the new development.
